If a company takes full payment upfront with no third-party account holding the funds until milestones are hit, it was excluded from our top tier regardless of how long it’s been in business. 

This is also why you won’t find every well-known name sitting at the top. A company can be large, established, and not a scam, while still falling short of what we consider the safest structure for handing over several thousand dollars. We explain those cases directly rather than smoothing them over.

Escrow protection was a pass/fail filter for this list every company above states that it uses one; we relied on each company’s own disclosures for this, since no independent audit of escrow practices exists for this industry. That’s why you won’t see Wesley Financial Group or Timeshare Compliance in the top tier, even though both are established, real companies. Seaside comes out on top this year largely because of consistency rather than any single standout feature. Escrow protection is standard, the intake process asks detailed ownership questions before quoting a fee, and a detail that recurs across publicly posted reviews: their case advocate stayed the same person from intake through resolution instead of being passed between departments. 

Pricing runs $3,500 to $7,500 depending on the developer and whether the contract is financed or paid off. Funds release from escrow in stages tied to documented milestones rather than simply on a calendar.

Resort Advisory Group’s strength shows up with the larger, more litigious developers: Wyndham, Marriott, Hilton Grand Vacations, and Diamond. These contracts tend to involve more back-and-forth, and the team has built developer specific playbooks rather than treating every case the same way. 

The tradeoff is a slightly longer average timeline on complex, multi-contract cases, with pricing running a bit higher as a result. For owners tied to one of the major national brands, that specialization tends to be worth it.

#3 Royalty Exit Solutions 

If communication is your top priority, Royalty Exit Solutions edges out most of the field. This pattern shows up repeatedly in publicly posted reviews: owners describe getting written status updates on a set schedule rather than having to call in and ask. That’s a small thing until you’re eight months into a case wondering what’s actually happening. 

Cost sits in the $3,800 to $8,000 range, and Royalty also publishes a clearer breakdown of what triggers its money back guarantee than most companies in this space, which matters more than the guarantee itself.

#4 Primo Management Group 

Primo does particularly well with owners who still owe a balance on their contract. Financed timeshares add a layer of complexity that not every company handles smoothly, and the intake process here specifically maps out how an outstanding loan affects the exit strategy before a case begins, rather than treating a mortgaged contract the same as a paid-off one. 

 

#5 Centerstone Group 

Centerstone’s case history skews toward smaller, regional resort brands that the bigger name companies don’t always prioritize. If your developer isn’t one of the household names, this is worth a look. 

 

#6 Lonestar Transfer 

Lonestar focuses on deed back eligible situations, meaning contracts where the developer already has some internal surrender pathway that a company can help navigate more efficiently than an owner going it alone. 

 

#7 Resort Release 

Resort Release assigns a single case manager per file, which recurs in publicly posted reviews as a reason owners give for recommending the company to a friend. 

 

#8 Newton Group Transfers 

Newton has one of the longer operating histories among the companies on this list and tends to work well with long tenured owners, particularly those who purchased 15 or more years ago and are dealing with a contract that’s changed hands or been resold by the resort more than once. 

 

Who We Left Off the List, and Why

Two of the most heavily advertised names in this industry deserve a direct explanation for why they’re not sitting in our top tier, because both come up constantly in owner searches. 

 

Wesley Financial Group 

Wesley Financial Group is a real, 13 plus year old company founded in 2011 by Chuck McDowell, with 300 plus employees and offices in Franklin, Tennessee and Las Vegas. It holds a rating in the high 4 star range on Google with well over 2,000 reviews, though we could not confirm an exact figure through a live, independently pulled source at the time of this review. On Trustpilot, it carries a roughly 4 star rating from 1,568 reviews (as of August 2026)  Trustpilot’s own review count, though the platform blocked automated verification of the precise decimal score. That’s a lot of volume, and a lot of it is genuinely positive. 

Two things keep it out of our top tier. First, Wesley does not use third party escrow. Full payment, typically $5,000 to $14,000, is collected before or during the case rather than held by an independent party and released at milestones. There’s also the BBB side of things. The company lost its BBB accreditation back in November 2019, and it’s racked up 93 complaints with the Bureau over the past three years (as of August 2026) though that number moves around as new complaints come in and old ones get resolved. A lot of these complaints follow the same pattern: disputes over the money back guarantee, specifically around what it actually covers and how long refunds take to process. 

On top of that, there’s an ongoing federal lawsuit Capital Resorts Group LLC v. Wesley Financial Group LLC (D.S.C. 4:2024cv03043), which was allowed to proceed on a South Carolina Unfair Trade Practices Act claim in April 2025. 

None of this makes Wesley a scam. It has a real track record of completed cancellations and a written money back guarantee. But given the lack of escrow protection and the volume of refund related complaints, it doesn’t meet the bar we set for this specific ranking.

Timeshare Compliance 

Timeshare Compliance is based in Irvine, California, founded in 2017. It is not a BBB accredited business, though it does carry an A+ BBB rating (BBB rates many non-accredited companies as well). On paper, that looks solid. In practice, the review data tells a rougher story: a 3.22/5 average across 72 BBB reviews as of August 2026. Trustpilot’s exact current score is harder to pin down: an independent review tracker put it at 1.6/5 across 447 reviews in mid-2026, while other secondary sources cite 2.5/5 across 442 reviews; Trustpilot blocked automated verification of the live figure during this review. Sources agree, however, that recent feedback skews heavily negative, with a large share landing at 1 out of 5 stars. 

The recurring complaint pattern involves cases stretching well past the 12 to 18 month timeline the company advertises, sometimes into 3 to 6 years, along with credit damage tied to advice to stop paying maintenance fees, and refund requests denied on the grounds that the signed contract doesn’t include refund rights. The company has stated on Trustpilot that it does not offer refunds as standard policy, with discretionary exceptions handled case by case. 

Given that review pattern, Timeshare Compliance doesn’t appear in our ranked list this year.

Picking the Right Fit for Your Situation

Rankings are a starting point, not a final answer. The safest timeshare exit for your neighbor with a paid-off Marriott contract might be the wrong fit for you if you’re still financing a smaller resort brand. 

A few questions worth answering before you pick a company: 

  • Is your contract paid off or still financed? Financed contracts usually need a company experienced in coordinating with lenders, not just developers. 
  • How long have you owned it? Longer tenured contracts sometimes qualify for deed back programs a newer owner wouldn’t have access to. 
  • Has your developer already changed hands? Some resorts have been resold or merged since you purchased, which changes who you’re actually negotiating with. Vacation Village’s parent company, for example, was acquired by Vacatia in January 2025, and some owners have since reported maintenance fee increases as high as 30% on their most recent invoices, according to posts on owner forums such as Timeshare Users Group; we found no company wide statement confirming this as a general policy. 
  • Do you need legal review, or a straightforward exit? If there’s a dispute about how the timeshare was sold to you, a company with in-house legal review tends to build a stronger case file. 

Call two or three companies from the ranking above before deciding. A 20 minute intake call tells you more about how a company operates than any star rating can, and it’s a much better test of whether a firm offers a genuinely safe timeshare exit than reading a homepage. 

 

What You’re Really Paying For 

There’s a common misconception that these companies have some special legal authority to cancel a contract on your behalf. They don’t, and any company implying otherwise should move to the bottom of your list immediately. No major developer, including Wyndham, Marriott, Hilton, or Diamond, has publicly authorized any third-party exit firm to act on its behalf. 

What a legitimate company actually does is build a documented case for why your contract should be terminated, then negotiate that case directly with the developer, sometimes with attorney support depending on the complexity. In practice, that usually plays out in a few stages: they start by pulling your original purchase agreement and any disclosure paperwork to see what you actually signed, then figure out which exit routes your specific developer allows. From there, they send formal notice to the resort (and the lender too, if there’s still a loan attached), and negotiate the actual terms that could mean a deed back, a negotiated release, or in cases involving a dispute, a rescission. The case isn’t considered closed until you have it in writing that the contract, and any debt tied to it, is done. 

The company that actually fits your case is the one whose process matches your ownership situation, not the one with the flashiest ad or the biggest name recognition.

Those internal routes are worth checking before you spend four or five figures on outside help. 

Anyone quoting a flat number without asking about your ownership situation first is guessing, not pricing your actual case. 

 

DIY or Hire Help? 

Not every owner needs to hire someone. If your contract is paid off, your resort has an internal deed back program, and you’re comfortable handling paperwork and phone calls over several months, doing it yourself is a legitimate path, and it costs a fraction of what a professional service charges.
